It is advised that you serve a valid Notice on the neighbour/s (adjoining owners) affected. Notice must be served to the registered owner of the property. I would advise that you read this post that describes your liability under the Party Wall etc. Act 1996.
Your neighbour may wish to issue their consent to proceed with the works, after receiving you should proceed as planned.
Dispute Resolution
- Your neighbour, the adjoining owner, may dissent to the works proposed in which case they will appoint their own surveyor. The two surveyors will determine a Party Wall Award.
- There is a period of 14 days in which your neighbour can reply. If they do not reply you should assume they have dissented and should appoint a Surveyor to take the process further.
